Vacation Rental Home Winterizing Tips

LV221 snow viewThe temperature is starting to drop and it is time to make plans for winterizing your rental home.

Cold temperatures can severely damage homes potentially costing you thousands of dollars in repairs and lost revenue. The main culprit is water freezing, in pipes and elsewhere.

For full winterizing you should include:

  • Shutting off the water at the main valve before the water enters the home
  • Draining all pipes and opening all faucets
  • Draining & shutting off water heaters
  • Emptying and adding antifreeze to toilets
  • Shut off power to appliances

If your home is rented out during the winter months, you will need to plan for de-winterizing as necessary. The degree to which you winterize between rentals, will be dictated by how frequently your home rents out during colder winter months.

For example, you may want to keep power on and the home heated to just above freezing if frequently rented. In this type of scenario, full-on water shut off and drainage isn’t necessary, but your home should be checked at least weekly for any issues that may crop up.

While winterizing and de-winterizing may seem like a lot of trouble, the alternative is far worse. Always be sure to use qualified professionals to keep you vacation rental home in tip-top shape for winter!

Bass Lake Level Update




This update is to inform you that PG&E will not start generating its system (water release) until September 3, 2014.

PGE will be shutting its system down on approximately September 18, 2014.

The delay in starting the generating system (water release) is due to the Lake already dropping because of very low inflows, the required minimum in-stream flow release, and evaporation. Levels will be held to within one (1) foot of the previous end-of-August target date.

Mariposa County El Portal Fire & Madera County French Fire Updates

There are currently two wildfires in the Mariposa County and Madera County areas: the El Portal Fire and the French Fire in Madera County.

Bass Lake is OPEN

The French Fire started in the Rock Creek drainage of the San Joaquin River yesterday, July 28. The fire is well east of Bass Lake on the road to Mammoth Pool reservoir.


Located in Madera County east of North Fork and south of Mammoth Pool there are campground and road closures in the area.

Lake View Bass Lake Vacation Rental Still Available

Book this weekly rental for only $1,250 per week with a Saturday arrival and departure day. You can also grab a boat slip on the Pines Marina dock for only $225 a week.

Bass Lake Water Levels Stable for the Remainder of 2014

Other than normal evaporation, the water level will stay pretty close to this level until mid-August.

We feel very fortunate that we are in much better shape than many lakes in California. Keep doing the rain/snow dances for next season!
